MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JULY 8, 2026 <br /> Mr. Pesce issues reports based on his visits and inspections during various <br /> phases of the projects, and inspections have been performed by the Town. Each <br /> building is inspected separately. <br /> Mr. Morris has no issues. <br /> Mr. Reidy asked if Mashpee Commons maintains the bike path that connects <br /> from the intersection to the Commons. Mr. Feronti said that Mashpee Commons <br /> plows that asphalt path. <br /> Mr. Blaisdell asked if a vote is required. Mr. Feronti said; no, just information to <br /> update the Board. <br /> Mr. Feronti pointed out that there is one building that may be utilized as a <br /> storage/amenity building. <br /> Mr. Reidy asked how much additional housing will be added. Mr. Feronti said <br /> that there are 78 apartments currently, and adding another 123 apartments, <br /> and future buildings will have approximately 250 units. <br /> Lynne Barbee asked if there are any duplex apartments. Mr. Feronti said there <br /> are no duplex apartments, they are only 1-, 2-, and 3-bedroom apartments. <br /> Mr. Feronti thanked the Board for their time and will be back in a few months. <br /> CONTINUED HEARINGS <br /> Route 28 and Jobs Fishing Road: Petitioner, On Commons LLC C/O, Blatman, <br /> Bobrowski, Haverty & Silverstein, LLC is requesting a Comprehensive Permit <br /> under M.G.L. 40B §§20-23 to construct sixty-five (65) rental units, including <br /> seventeen (17) affordable units on a 1.86-acre site located at the corner of Job's <br /> Fishing Road and Falmouth Road (Route 28), on property located in a C-1 Zoning <br /> District, Map 74, Parcel 20A-3, Mashpee, MA. (Continued from March 25, May <br /> 27, June 24, 2026, hearings). <br /> Attorney Christopher Alphen was present for Attorney Paul Haverty who was not <br /> present. Mr. Alphen stated he did not have much to present to the Board at this <br /> time. He received the peer review from Allen & Major, and just received the traffic <br /> peer review dated July 1, 2026, and will need to take some time to respond and <br /> will provide written comments on any presentations that the peer reviewer is <br /> presenting tonight. He will be taking notes now and will comment at future <br /> meetings. <br /> 13 <br />
