MASHPEE ZONING BOARD OF APPEALS
MEETING MINUTES
JULY 8, 2026
Ms. Sweet said that the Board is familiar and agrees that the projects are
separate, but this site might have a MEPA filing where the sites are dependent
upon each other with the infrastructure and DOT for the street permits. Someone
needs to look at the MEPA documents from Mashpee Commons and see if
anything impacts this parcel.
The Board agreed with Ms. Sweet. Mr. Morris had no further comments.
Ms. Sangeleer pointed out that she liked the design of the Yarmouth Commons
at South Yarmouth.
Mr. Morizio reviewed the landscape plan and how it overlaps with the drainage
piping, especially off of Jobs Fishing Road. The drawing was submitted back in
January, and how will that work around the current design.
There were no more comments from the Board.
Ms. Sweet would like to get more feedback from the development team as far as
timing.
Mr. Buckley would like to have a meeting with his team, and he is not prepared
to give a date tonight.
Ms. Sweet said that is fair and mentioned to Attorney Alphen to contact her over
the next couple weeks.
The project will be on the next Agenda, July 22nd, to discuss traffic peer review,
and Mr. Alphen will determine if they need more time to prepare for the civil
engineering and if not, they will request a continuance.
Mr. Reidy made a motion to continue the hearing for Rte. 28 and Jobs Fishing
Road, Petitioner On Commons LLC, to Wednesday, July 22, 2026, for further
discussions concerning civil engineering, architecture and traffic.
Discussion
Mr. Reidy asked Ms. Sangeleer if it is appropriate to ask the petitioners to provide
the Board a date for their documented comments.
Ms. Sangeleer, Mr. Furbush and Mr. Blaisdell mentioned that the traffic study
is the last of the three peer review discussions and is scheduled for July 22nd.
16
