MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JULY 8, 2026 <br /> 14 Strawberry Lane: Owner, Cynthia O'Neil requests a Special Permit under <br /> §174-17.1 of the Zoning Bylaws to raze and replace an existing single-family <br /> structure with a new building code compliant single-family structure an attached <br /> garage and screened-in porch on property located in the R-3 and Popponesset <br /> Overlay Zoning Districts, Map 112, Parcel 100, Mashpee, MA. (Continued from <br /> June 10, 2026, hearings). <br /> Mr. Brian Foley, Project Manager with Clancy Construction, represented the <br /> applicant, Cynthia O'Neil, seeking a Special Permit to raze and replace the <br /> existing single-family structure. At the last hearing, the Board requested some <br /> specific items that needed to be amended. Mr. Foley stated that the first item to <br /> address was adding the retaining walls and the walk-out basement from the <br /> architectural plan into the civil engineering plan. An additional dry well was <br /> added in the back yard. He had a conversation with the Building Commissioner <br /> regarding the 2 ft. maximum retaining wall that does not count towards lot <br /> coverage. The slider door was added to the plan and was stamped by the <br /> engineer. The site plan was amended depicting the garage and two parked cars <br /> with the 20 ft. wide driveway. The septic vent was added as indicated by the <br /> Health Agent. The lot coverage was reduced from 2 1.1% to 20.8% by amending <br /> the stairs of the back deck and reducing the size of the screened-in porch. The <br /> last item was a conversation with the neighbors to address a tree that is located <br /> on the northern center of the rear property line. The owners decided they wanted <br /> the tree to remain. Mr. Foley did not know if there was further discussion by the <br /> neighbors. Mr. Foley met with the Town Planner and will apply for the tree yard. <br /> There will be trees added along the eastern property line. <br /> Mr. Foley said that he addressed everything the Board requested. The front <br /> setback will become conforming, the height of the house will be 29.10 ft, and <br /> there is storm water management proposed for the lot as required in <br /> Popponesset. <br /> There were no comments from the audience. <br /> Mr. Morris had no comments. <br /> Mr. Bonvie asked for a motion to close the public hearing. Mr. Furbush so moved. <br /> Ms. Sangeleer second. All were in favor. <br /> 6 <br />
