MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JULY 22, 2026 <br /> Mr. Reidy wanted confirmation regarding the sewage disposal system for On <br /> Commons, and what the actual capacity is available under Mashpee Commons. <br /> Ms. Mary Waygan provided at memo dated July 22, 2026, to the Board her <br /> analysis of the past, present, and future projects under Mashpee Commons. She <br /> concerned about the capacity of the wastewater treatment plant, and that this <br /> would also impact traffic concerns. <br /> Lynne wanted to caution the Board that they should only consider what is being <br /> proposed for this 40B, and what is currently permitted, and not what Mashpee <br /> Commons has for future construction. It is unfair for the development team to <br /> apply the future construction. The development team has already agreed to <br /> research what the current sewer treatment capacity is and what this 40B project <br /> will add to it. If there's anything in that plan that the traffic engineer has not <br /> considered that is actually permitted and allowed that would be very important <br /> information for both Mr. White and Mr. Dirk. <br /> Mr. Furbush said that his concerns would be for the 400 approved units. <br /> Mr. Reidy apologized for bringing up the sewer but in his opinion, it is important <br /> to consider that if there is not enough sewer capacity than there is no project. <br /> Attorney Haverty will provide the Board with some information. The calculation <br /> is the total number of bedrooms multiplied by 110 gallons per bedroom and that <br /> will be the proposed wastewater flow. His team does not have the information of <br /> the existing capacity and will reach out to Mashpee Commons. <br /> Mr. Dirk included all approved development information from Mashpee <br /> Commons that was provided by the Planning Department. This also includes the <br /> build-out units on the other side of Jobs Fishing Rd., and a number of residential <br /> units. He thought that 400 units seemed high, but his traffic study included <br /> what was approved and permitted by the Town. <br /> Ms. Lynne Barbee wanted to know if the Board has information regarding the <br /> allotted number of parking spaces along Jobs Fishing Rd, and what is being built <br /> now for residents, and if that number is valid. This should be included in the <br /> traffic information. <br /> 9 <br />
