MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> AUGUST 12, 2026 <br /> CONTINUED HEARINGS <br /> Route 28 and Jobs Fishing Road: Petitioner, On Commons LLC C/O, Blatman, <br /> Bobrowski, Haverty & Silverstein, LLC is requesting a Comprehensive Permit <br /> under M.G.L. 40B §§20-23 to construct sixty-five (65) rental units, including <br /> seventeen (17) affordable units on a 1.86-acre site located at the corner of Job's <br /> Fishing Road and Falmouth Road (Route 28), on property located in a C-1 Zoning <br /> District, Map 74, Parcel 20A-3, Mashpee, MA. (Continued from March 25, May <br /> 27, June 24, July 8, 2026, July 22, 2026, hearings). <br /> Sitting on this hearing are the four regular Board members and Associate <br /> Member Michael Morizio. <br /> Vice Chair, Sharon Sangeleer opened the hearing and announced that all <br /> documents are posted on the Town website as well as the responses to the peer <br /> review for traffic, civil engineering, and fire. Also uploaded was a resident letter <br /> from Frank Fantasia. <br /> The Board will listen to the applicant's responses and will discuss any questions. <br /> Attorney Paul Haverty represents the applicant On Commons. He introduced Mr. <br /> Bill Buckley and Jeff Dirk with Vanesse Associates who were on zoom. The peer <br /> review responses were submitted with the exception of the architectural <br /> information that will take more time. He will try to submit the architectural <br /> information on August 19, 2026. <br /> Mr. Bill Buckley, Project Civil Engineer for the applicant stated that Allen 8v <br /> Major have the correct plans. He received response information from Allen 8v <br /> Major on July 8, 2026. He requested documentation from the Town Clerk and <br /> Zoning Board Secretary on the current Mashpee Commons 40B project that is <br /> ongoing. He is asking for information and materials regarding the parking lot, <br /> the sidewalks, etc. that was included on the plan set C-20. <br /> The fire protection and wastewater questions and comments were included in <br /> the Allen 8v Major review as well as the Board. Mr. Buckley stated that the fire <br /> protection study has not been completed but his engineer stated that this <br /> building will require a fire flow of 1,000 gallons per day, and 20 psi. A waterflow <br /> test was performed by the Mashpee Water District back in June 2025 it showed <br /> a flow of 250 gallons per minute and 70 psi. He estimated 14,300 gallons per <br /> day that will be located on the architectural plans that are being modified. <br /> Mashpee Commons waste treatment plant provides up to 180,000 gallons per <br /> day. <br /> 9 <br />
