MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> AUGUST 12, 2026 <br /> A site lighting plan has not been submitted yet and it would be beneficial to have <br /> that as soon as possible. The plan should be dark-sky compliant, and confine <br /> the light on the property, with not to spill over adjacent properties or Rte.28. An <br /> O&M plan should be included to make sure the property management handle <br /> things properly, or layout changes should be made now to address loading areas <br /> and trash removal trucks with the proper space. An operational issue; the snow <br /> removal area was reduced in order to provide for the truck turning radius but <br /> it's a narrow strip, and any significant snow fall would likely be required to be <br /> removed off site (the plan shows only based on 4" of snow). Additional spot- <br /> grading should be provided along the bike path on the east side of the building. <br /> Additional catch basins might be required, and the design engineer should <br /> review that. He has not seen any responses from the Fire Department regarding <br /> the Code Red Report. A question for the applicant would be if the Fire <br /> Department is comfortable with the information. <br /> Mr. Pavlik mentioned he did not see any responses to comments on Items 6 and <br /> 7 regarding the Zoning Bylaw waivers. He would like to see the waiver list to be <br /> more specific. The Board should grant approval to the test pits now if there any <br /> soil borings to be done so confirm what the stormwater system might look like. <br /> He also mentioned that may be a discussion with Mashpee Commons to discuss <br /> sharing their parking to free up some space for a play area. <br /> Lynne Sweet suggested that the Board can wait for revised architectural plans <br /> on the building for the Fire Department to comment. <br /> Attorney Haverty thought that made sense to wait for the architectural plans, <br /> and his understanding that there might be a reduction in the building height. <br /> He said that the layout plan should be provided prior to the next meeting. <br /> Mr. Morris commented that the trash pickup should remain off the street onsite. <br /> The Board agreed. <br /> 12 <br />
