MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> AUGUST 12, 2026 <br /> Mr. Furbush and Mr. Goldstein agreed that there may not be enough parking <br /> left. He agreed with Mr. Pavlik to see the layout changes soon before getting near <br /> the end. <br /> Mr. Pavlik has not reviewed the landscape plans and prefers to wait in case there <br /> are revisions to those plans. <br /> Mr. Buckley mentioned that the construction level drawings. The applicant will <br /> not be asking for any waivers on the lighting plans and will follow the Town <br /> Bylaws. <br /> Lynne mentioned that it is a requirement that the applicant provide an approved <br /> Comprehensive Permit set of plans for lighting and landscaping during the ZBA <br /> process. Lighting plans will be around the perimeter of the property and will need <br /> to be shown on the civil plans to the extent that this is part of the overall review <br /> in the hands of the ZBA to understand what is going on at the ground level and <br /> make sure there is no interference from any other objects in and around the site <br /> with pedestrians and traffic and so forth. <br /> Attorney Haverty pushed back and said that those plans are not required if not <br /> requesting any waivers and will 100% comply with the local bylaws at they <br /> pertain to lighting and landscaping and willing to accept a condition requiring <br /> dark-sky lighting. He also mentioned that the applicant is only required to <br /> present preliminary plans. Detailed plans generally are not submitted until after <br /> the permit has been issued, and prior to the building permits. <br /> Mr. Morizio asked if a landscape plan will be submitted. <br /> Mr. Buckley said that he is capable of providing the lighting plan. The landscape <br /> plans will be submitted after review of the architectural plans. <br /> Lynn Barbee spoke to the Board and agreed that an open space area is needed. <br /> Mr. Frank Fantasia submitted a letter dated July 29, 2026, to the Board and is <br /> posted on the ZBA web site. <br /> 13 <br />
